National forests and miles of trails surround this charming, historic town that's 15 minutes from Lake Tahoe. There are many opportunities to own a cabin, vacation home or full-time residence in this mountain town. The median price for a Truckee home was $727,500 and for a condo, $649,000, as of March. Downtown Truckee contains primarily older residences scattered around the commercial core. A new development in that area, however, is StoneRidge, comprised of 16 small condos and 56 larger townhomes ranging from 867 to 1,957 square feet. Eleven of the units will be reserved for affordable housing income levels.
Tahoe Donner spans 3,300 acres and contains about 6,000 homesites. Real estate offerings include condominiums, townhomes, high-end spec homes and lots. Prices range from the $100,000s for a studio condo to $2 million plus for a custom home with a view. Most homes in Donner Lake are within walking distance of the water. The two newer developments—Donner Lake Woods and Wolfe Estates—have homesites for sale.
West of Truckee and at about 6,800 feet in elevation is Donner Summit. Remote cabins and acreage are available. Prices average the mid-$100,000s. There, Serene Lakes contains about 1,000 homesites. Homes in Pla Vada, north of Interstate 80 near Soda Springs, are geared to snow play, with many of the streets snowmobile-accessible only. In the south central area of Truckee is Sierra Meadows/Ponderosa Palisades, which comprises about 1,500 homes.
Lahontan is a private, gated golf community that offers a variety of year-round family recreational amenities. Home prices start at around $2.2 million.
Southeast of Truckee, Northstar consists of approximately 1,600 properties including homes, condos and lots. Recreational opportunities there include golf, swimming, fitness, racquetball and skiing. In the winter, Truckee offers snow sports at the eight surrounding downhill or cross-country resorts. Summer means kayaking, fishing, hiking, mountain biking, horseback riding and golf. There's also always shopping, community events and fantastic dining, too.
