Sierra Valley, 25 miles north of Truckee, spans 100,000 acres and offers uncongested rural living. Expect wide-open spaces, grazing cattle, roadside cafés and laid-back residents. It remains today much like it was a century ago, with charming older homes and busy ranches surrounded by stands of cottonwoods and aspens. The major communities are Loyalton, Sierraville, Sattley, Calpine, Downieville, Graeagle, Portola, Beckwourth, Blairsden and Vinton. Homes range from $250,000 to $3 million.

The valley, the nearby Sierra County mountains and neighboring Plumas County provide ample recreation opportunities including golfing, hiking, fishing, wildlife viewing, cycling, skiing and snowmobiling. The Lakes Basin Recreation Area crowned by the Sierra Buttes is a highlight.

Farther north, the Tahoe-like resort of Lake Almanor has a number of excellent real estate opportunities, with plans to open the West's newest ski resort at Dyer Mountain.
